On 31 December, a Goa villa that goes for ₹18,000 a night can sell twice in the same hour: once on Airbnb, once on MakeMyTrip. Calendar links only refresh every 30 minutes to a few hours, so neither site knows about the other booking. You cancel one family, lose your best night of the year, pay the cancellation penalty, and drop down that site's search results for weeks. Here's how to stop that from happening, in the order it matters.
The short version
- MakeMyTrip can't sync with Airbnb through calendar links. It connects only through an approved channel manager, using a token you generate in the Connect by MakeMyTrip app. Copying dates across by hand is the only other option, and that's where double bookings come from.
- Goibibo isn't a separate job. Both sites are managed from the same Connect app, so one MakeMyTrip connection usually covers both. Check that your property is set to sell on both, because some older properties have a separate hotel ID on each.
- MakeMyTrip charges by guest count; Airbnb doesn't. MMT wants a price for two adults, another for three, and so on. If your tool can't convert your Airbnb price, you undercharge larger groups.
- Software no longer costs you extra on Airbnb. Every Indian host now pays the same 15.5% fee, connected or not, so that old reason to stay off a channel manager is gone.
- Check your OTA payouts. MakeMyTrip and the others deduct 0.1% income tax (TDS), plus 1% GST (TCS) if you're GST-registered, from every payout. You can claim both back, but only if your accountant sees the OTA statements.
- One rule prevents most double bookings: once sync is on, never block a date or change a price directly in an OTA's own dashboard. Do it in the channel manager.
The rest of this guide explains each point, gives the setup steps for every channel, and shows what a channel manager costs in rupees.
What a channel manager does
A channel manager does three jobs:
- Pushes availability and rates from one calendar to every connected booking site (OTA).
- Pulls every reservation back into that calendar, with guest details and the amount paid.
- Closes the dates everywhere else the moment one channel sells them.
What it doesn't do: write your listings, set a good price, or message guests. Those belong to a property management system (PMS), which usually has a channel manager built in. If you're comparing full systems rather than just sync, start with our India PMS buyer's guide.
Why Indian hosts need a different channel mix
A US-built tool is usually tuned for Airbnb, Vrbo and Booking.com. Indian demand splits differently:
- Airbnb brings international travellers and urban domestic guests, and is strong for villas in Goa, the hills and city apartments.
- Booking.com brings international and business travellers, and many domestic guests who book hotels there too.
- MakeMyTrip and Goibibo are where a large share of domestic leisure travellers start. Families booking a Diwali or New Year trip to Goa, Manali or Coorg often never open Airbnb.
- Agoda matters if you get inbound guests from Southeast Asia.
If you sell only on Airbnb, you're missing the domestic guests who book on MakeMyTrip. If you add MakeMyTrip without a channel manager, you're one busy weekend away from a double booking.
API sync vs iCal: the difference that causes double bookings
Most hosts start by pasting iCal links between Airbnb and other sites. It works until demand spikes.
| iCal calendar link | API channel manager | |
|---|---|---|
| What moves | Blocked dates only | Availability, rates, restrictions, reservations |
| Direction | One-way per link | Two-way |
| Speed | Refreshes on the OTA's schedule, often 30 minutes to a few hours | Seconds |
| Prices | Updated by hand on every site | Set once, pushed everywhere |
| Guest details | None | Name, guest count, amount paid |
| MakeMyTrip / Goibibo | Not documented by MMT | Supported through MMT's channel-manager connectivity |
The gap shows up on the busiest days of the year. Two families can book the same Goa villa for 31 December on different sites inside one iCal refresh window. One of them gets a cancellation, you pay the penalty, and your ranking on that channel drops. If you take one thing from this guide, use API sync for every channel that offers it.
Channel by channel
Airbnb
Airbnb connects through its official API. A good channel manager imports your existing listings, so you don't rebuild them, and then syncs reservations, rates, availability and stay rules both ways.
Two India-specific points:
- Your Airbnb fee is now the same with or without software. Airbnb moved Indian hosts to a single host-paid fee, usually 15.5% of the booking subtotal, by 15 September 2026. Software-connected listings used to pay more, so that was a reason to avoid connecting. It no longer is. The repricing maths is in Airbnb's 15.5% host fee in India.
- Don't leave old iCal links running once the API connection is live. Two sync methods on one calendar is a common cause of phantom blocks and double bookings.
Booking.com
Booking.com connects through its official connectivity API. You authorise your channel manager from the Booking.com extranet, then map each room and rate plan.
What to watch in India:
- Room types, not just properties. If your homestay has three identical rooms, list them as one room type with three units. Then one booking reduces availability by one instead of closing the whole property.
- Rate plans. A non-refundable plan and a flexible plan are separate rate plans on Booking.com. Each one needs mapping, or it keeps selling at the old price.
- Commission is unchanged. A channel manager doesn't change what Booking.com charges you. Check your contract for your rate.
MakeMyTrip and Goibibo
MakeMyTrip and Goibibo belong to the same group. Hotels, homestays and villas list on both through one partner extranet, Connect by MakeMyTrip (formerly InGo-MMT). In SympleHost, one MakeMyTrip connection covers both sites, and Goibibo bookings arrive through it. Some older properties have separate hotel IDs on each site, so check in Connect that your property is set up to sell on both before you connect.
MakeMyTrip works differently from Airbnb in four ways:
- It prices by occupancy. MMT rate plans carry a price for each guest count: one rate for two adults, another for three, and so on. Airbnb uses one nightly price plus an extra-guest fee. Your channel manager has to translate between the two. If it can't, you'll undercharge larger groups or show the wrong price.
- You approve the connection on MMT's side. In Connect you publish the property with its rooms and rate plans, then approve your channel manager under Connectivity. MMT issues a connection token for that property. Your channel manager needs it along with your MMT hotel ID. Your MakeMyTrip account manager can help if you can't find them.
- Rooms and rate plans are mapped one by one. Each MMT room maps to a room or rate plan in your system. Pick one occupancy (usually the base two-adult rate) as the primary, so minimum-stay and closed-date rules apply correctly.
- There's no in-app guest chat. MMT doesn't pass guest messages to channel managers the way Airbnb does, according to AirHost's integration notes. Plan to reach MMT guests by phone, email or WhatsApp with the details on the booking.
If your property is listed on MakeMyTrip but not yet published with rooms and rate plans, fix that first. A channel manager can't sync rooms that don't exist on the MMT side.
Commission and tax: what your OTA payout reflects
A channel manager doesn't change what any OTA charges, but you should know what's coming out of each payout before you set prices.
- Airbnb: a single host-paid fee, usually 15.5% of the booking subtotal.
- Booking.com: the commission in your contract, usually charged on the room price.
- MakeMyTrip and Goibibo: the commission is set in your contract and isn't published. Third-party listings quote 5–15% for homestays. Hotels have historically paid more: after a 2018 hotel boycott, MMT and Goibibo agreed to cap commission at 22%.
- Tax deducted by the OTA: Indian booking platforms count as e-commerce operators. They deduct TDS of 0.1% under section 194-O of the Income Tax Act (cut from 1% on 1 October 2024). If you're GST-registered, they also collect TCS of 1% under section 52 of the GST Act. Both can be claimed back against your own tax, so make sure your accountant has the OTA statements.
GST on short stays sold through OTAs has its own rules, depending on whether you're registered and on the room tariff. Check your position with a CA instead of relying on a blog post, this one included.
How to connect all four without a double booking
Do it in this order, ideally in a quiet week rather than before a long weekend.
- Pick one source of truth. From the moment sync is on, change prices and block dates only in your channel manager, never directly in an extranet.
- Connect Airbnb first. Import the listings so your properties, photos and existing reservations come across.
- Connect Booking.com, then MakeMyTrip. Map each room type and rate plan. For MMT, set the per-occupancy prices before you map.
- Check the calendars. Pick five future dates, including a booked one, and confirm they show the same thing on every channel.
- Remove the old iCal links from every site.
- Make a test change. Raise the price for one date and confirm it lands on all three extranets.
Most single-property hosts finish in an afternoon. MakeMyTrip usually takes longest, because of occupancy pricing and the approval step on MMT's side.
Mistakes that still cause double bookings
- Editing in the extranet. A date blocked by hand on MakeMyTrip isn't known to the channel manager, so it can reopen on the next sync.
- Direct bookings that never get entered. Guests who book over WhatsApp or by phone need to be in the calendar before the next OTA booking arrives.
- One listing, two calendars. The same villa listed twice on Airbnb, or as two separate properties on MMT, gives you two calendars that don't know about each other.
- Multi-unit properties mapped as single units. Three rooms mapped as one property closes everything after the first booking. Three properties with no shared inventory sells the same room three times.
- Leaving iCal on "just in case." Two sync methods on one calendar fight each other.
What a channel manager costs in India
Channel managers in India are priced in three ways:
- Free with an OTA. Some Indian booking platforms bundle a free channel manager to win your listings. Check which channels it connects by API, and whether you're expected to sell mostly through that platform.
- Hotel channel managers. These are priced per property, often with a setup fee. They're built for hotels, so homestay features like guest messaging, cleaning tasks and direct bookings are usually missing.
- A PMS with a channel manager built in. One price covers sync, the shared calendar, guest messaging and operations.
When you compare prices, ask four questions: Is every channel connected by API, or are some iCal? Is MakeMyTrip occupancy pricing supported? Is there a setup fee? Does the tool take a commission on bookings?
Where SympleHost fits
SympleHost is a PMS with the channel manager built in, made for the way Indian hosts sell:
- API sync with Airbnb, Booking.com, and MakeMyTrip and Goibibo through one MMT connection, plus Agoda, Expedia, Vrbo, Trip.com, Traveloka and Tiket.com. iCal is available for anything else.
- MakeMyTrip occupancy pricing handled for you. Set a base price and an extra-guest price, and SympleHost sends MMT a price for every guest count.
- Airbnb import, so existing listings and reservations come across without rebuilding.
- One inbox for guest messages from every channel, including two-way WhatsApp.
- A cleaning task created from every checkout, and direct bookings with Razorpay on Pro.
Pricing is in rupees: from ₹599 per room type a month on Basic and ₹799 on Pro, plus GST. There's no setup fee and no commission on your bookings. Start a 14-day free trial, no sales call needed.
Frequently asked questions
What is a channel manager for a homestay? Software that connects your homestay to several booking sites, such as Airbnb, Booking.com and MakeMyTrip, and keeps availability, prices and reservations the same on all of them. When one site sells a date, the channel manager closes it on the others.
Are MakeMyTrip and Goibibo separate connections? They're managed from one partner extranet, Connect by MakeMyTrip, and in SympleHost one MakeMyTrip connection covers both sites. Check in Connect that your property sells on both, because some older properties have a separate hotel ID on each.
Can I sync Airbnb with MakeMyTrip using iCal? Not reliably. MakeMyTrip connects properties through approved channel managers, using a token issued in Connect. It doesn't document calendar-link sync. Even where iCal is available, it only moves blocked dates, and it refreshes on a delay that causes double bookings in peak weeks.
Does a channel manager change my Airbnb or MakeMyTrip commission? No. Each OTA charges its own fee or commission whether or not you use software. Airbnb's fee for most Indian hosts is now 15.5% with or without a channel manager. Check whether the channel manager itself takes a cut. SympleHost doesn't.
Do I need a channel manager for one property? If you sell on only one site, probably not. Once the same property is on Airbnb plus Booking.com or MakeMyTrip, yes: one double booking in peak season usually costs more than a year of software.
How long does setup take? For a single property, usually an afternoon. MakeMyTrip takes longest, because you approve the connection in MMT Connect and set prices for each guest count.
The decision
If you list on more than one site, use a channel manager with API connections to every channel you sell on, and check MakeMyTrip occupancy pricing specifically, because that's where tools built outside India fall short. If you also want guest messaging, cleaning tasks and direct bookings in the same calendar, choose a PMS with the channel manager built in.
