What counts as a listing?

A listing is what a guest books, like "Garden Villa" or "Deluxe Double". A single villa is one listing. When a listing has two or more identical rooms, such as eight Deluxe Doubles, each room also pays the room price, including the first. Published services are billed like listings and count toward your tier. Archived properties and unpublished services aren't billed.

How listing pricing works

Vacation rentals and hotels pay on the same rule. Each listing pays the plan price. A listing with several identical rooms, like 8 Deluxe Doubles, also pays a small price for each room in it.

Who can buy SympleHost?
SympleHost is sold to businesses and organisations — property-management companies, vacation rental operators and hospitality groups. We do not offer consumer, individual or family plans, and the product is not licensed for personal or household use.
Is there a setup fee?
No. Pricing is the monthly subscription only. No setup, no onboarding charges.
How does pricing work as I add listings?
Pricing is graduated. Your first 10 listings bill at the standard rate; listings 11–20 get 3% off, 21–50 get 6% off, and 51–100 get 10% off. Past 100 listings, pricing is Custom. Hotel rooms are billed at one flat price at every size. Use the estimator on this page to see your exact total.
What counts as a listing?
A listing is what a guest books, such as "Garden Villa" or "Deluxe Double". A single villa is one listing. A hotel with eight identical Deluxe Doubles has one listing with eight rooms. Published services are billed like listings. Archived properties and unpublished services aren't billed.
I run a 24-room hotel in one building. How am I priced?
On Basic or Pro, like everyone else. Say your 24 rooms are in 3 listings: 12 Deluxe, 8 Superior and 4 Suites. On Basic that's 3 × $15 for the listings plus 24 × $5 for the rooms, which comes to $165 a month. If you only need the channel manager, or run several hotels, talk to us about Custom.
Do you charge per booking or per listing?
Per listing, per month, plus a flat per-room price when a listing has more than one identical room. The listing price drops as you grow (3% off from your 11th listing, 6% from the 21st, 10% from the 51st). We don't take a cut of bookings — that's what the OTAs do, not us.
What do 6-month and yearly billing save?
Paying for 6 months at a time saves 8%. Paying for 12 months at a time saves 16%. You're billed once at the start of each period.
How much is a custom domain?
The custom domain add-on is $10 / ₹599 / Rp 150,000 a month on the Pro plan, and gets the same 8% or 16% off on 6-month or yearly billing. It puts your direct-booking site, which is part of Pro, on a domain you already own; until you connect one, your site runs on a free SympleHost address. It's billed with your plan and you can cancel it anytime.
Are AI credits included?
Yes. Every plan includes AI credits each month for guest messaging and the AI Co-Host. Basic includes 100 credits per listing, plus 100. Pro includes 300 per listing, plus 300 and another 50 per listing, up to 1,500 extra. The estimator above shows the total for your setup. Need more? Add Monthly AI credits to your plan, or buy a one-time credit pack anytime.
What happens if I use up my AI credits?
Buy a one-time AI credit pack in Settings → Billing: 1,000, 5,000 or 20,000 credits ($49, $199 or $699 in USD). Your monthly credits are used first, then pack credits, which last 12 months. If you regularly need more, the Monthly AI credits add-on gives you 2,000 extra credits every month ($79 a month in USD).
What happens after the 14-day trial?
We email you 3 days before the trial ends. If you don't pick a plan, your account goes view-only — nothing is deleted, you just can't send messages or accept bookings until you choose a plan.
Can I sign up with Gmail or another personal email?
No. Host accounts need a business email address, so personal providers like Gmail, Yahoo and Outlook.com can't be used to sign up. If you don't have a business email, write to support@symplehost.ai and we'll help.
Do I need to cancel my current PMS first?
No. Most hosts run SympleHost in parallel with their existing tools during the trial. You only turn off the old stack once you're confident.
Can I cancel anytime?
Yes. Monthly billing, no annual commitment by default. Annual plans are available with a discount.
Do you take a cut of bookings?
No. We charge a subscription. The OTAs take cuts on their bookings — Airbnb is ~15%, Booking is ~17% — but SympleHost doesn't add anything on top.
Which payment methods do you support for direct bookings?
Stripe for cards worldwide. In Indonesia, HitPay, Xendit and Doku, for bank transfers, QRIS and e-wallets like OVO and GoPay. In India, Razorpay, for UPI and cards. Each connects to your own account, so guest payments go straight to you. Payment gateways are part of the Pro plan.
