Phuket is Thailand's biggest short-term rental market — bigger than Koh Samui, Krabi or Chiang Mai — and the one our Thailand market report deliberately left for its own deep-dive. This is that deep-dive: the numbers, the 30-day rule everyone asks about, and what separates the island's professional operators from the pack.
The market in numbers
As of mid-2025 (per Airbtics' market data), Phuket had roughly 12,675 active Airbnb listings — and that's Airbnb alone, before Booking.com and Agoda inventory. Average occupancy ran about 67%, with an average daily rate around THB 2,890. For context against the rest of Thailand (from our Thailand report): Koh Samui's flagship areas run higher rates at lower occupancy, Krabi's Ao Nang has been adding supply at nearly double-digit growth, and Chiang Mai plays a different, longer-stay game entirely.
Two structural demand layers make Phuket unusual:
- Classic leisure tourism — the high season (roughly November–April) drives the island's peak pricing, with European winter-sun demand layered over regional travellers year-round.
- Remote workers and long-stayers — Thailand's Destination Thailand Visa (DTV), formalized in 2024, gives remote workers a five-year on-ramp, and upscale monthly rentals in Phuket run roughly $1,800–2,800/month. A calendar that blends nightly high-season stays with monthly shoulder-season stays is one of the island's most effective revenue shapes.
The 30-day rule: Phuket's defining constraint
Thailand's Hotel Act makes renting for stays under 30 nights without a hotel licence illegal — and this, not demand, is the defining constraint of the Phuket market. The uncomfortable, widely-reported reality: essentially none of the island's thousands of platform listings hold hotel licences, and enforcement has been tightening — inspections and fines in tourist hotspots picked up from late 2023 and have remained active since, with attention on properties advertised on Airbnb and Booking.com.
There is a legal route, and serious operators use it: the non-hotel registration. Properties with up to 4 rental rooms and capacity for 20 guests can register with the district office, which permits stays under 30 nights legally — this is the standard legal basis for private holiday villas on the island. The practical hierarchy in 2026:
- Registered villas (≤4 rooms, district-office registration) — legal short stays, the professional standard.
- Licensed hotels/resorts — full flexibility, out of reach for individual units.
- 30-day-minimum condo plays — legal without registration, aimed at the DTV/long-stay market.
- Unlicensed short-stay listings — the grey mass, carrying real and growing enforcement risk.
(As always: this is general information, not legal advice — verify your property's situation with a Thai lawyer before operating.)
What professional Phuket operations look like
The operators building durable businesses on the island share a playbook:
Multi-channel distribution with one calendar. Phuket guests book on Airbnb, Booking.com and Agoda in meaningful numbers — regional travellers especially lean Agoda. Running these channels without real-time sync is how double bookings happen in high season, when they cost the most.
Seasonal pricing discipline. The island's high/low season swing is severe, and flat pricing donates money in January and sits empty in September. Dynamic pricing tuned to Phuket's actual demand curve — events, holidays (Songkran, Chinese New Year), flight capacity — is the single highest-leverage revenue tool. Our Southeast Asia dynamic pricing guide covers the mechanics.
Blended stay-length strategy. High-season nightly stays, shoulder-season weekly and monthly stays for the DTV crowd. This is also the compliance-friendly shape: a condo without registration can run a fully legal 30-day-minimum operation aimed at remote workers.
Automated multilingual guest service. Phuket's guest mix spans European, Russian, Chinese, Australian and regional travellers; answering pre-arrival questions in the guest's own language at 2 a.m. is exactly the job an AI concierge exists for.

Frequently asked questions
Is Airbnb legal in Phuket?
Stays under 30 nights require either a hotel licence or a district-office registration (available to properties with up to 4 rental rooms and 20 guests) under Thailand's Hotel Act. In practice a large share of listings operate without either, and enforcement — inspections and fines in tourist areas — has tightened since late 2023. Stays of 30 nights or longer don't fall under the Hotel Act's short-stay rule, which is why the monthly/long-stay market operates openly. Verify your specific setup with a Thai lawyer.
How big is Phuket's short-term rental market?
Around 12,675 active Airbnb listings as of mid-2025 — before counting Booking.com and Agoda inventory — with average occupancy near 67% and an average daily rate around THB 2,890. That makes Phuket Thailand's largest vacation-rental market, ahead of Koh Samui, Krabi and Chiang Mai.
When is Phuket's high season?
Roughly November through April, peaking around the December–January holidays and Chinese New Year. The monsoon-shoulder months carry materially lower demand — which is why the strongest operators price dynamically and pivot to weekly/monthly remote-worker stays (helped by Thailand's DTV visa) outside peak season.
Villa or condo — which works better in Phuket?
They're different businesses. A registered villa (≤4 rooms) can legally take short stays and captures peak-season nightly rates; a condo without registration is best run as a 30-day-minimum operation for long-stayers, with building rules adding their own constraints. The villa route carries higher setup effort and higher ceiling; the condo route is simpler and compliance-clean at 30+ nights.
